Here's the first DFW metro pipeline rundown, covering Dallas, Fort Worth, Frisco, Plano, McKinney, Prosper, Celina, and Arlington as of Sept 30.

Dallas

Preston Royal — the roughly $800M mixed-use proposal with a 19-story hotel, an 18-story multifamily tower with mixed-income housing, a 12-story office building, and a restaurant village at Preston Rd & Royal Ln — heads to a council hearing on Oct 14 after CPC recommended approval; it's drawn heavy neighborhood opposition (per press). One Wellborn, a 23-story luxury condo tower with about 50 for-sale units at Gillespie & Welborn in Oak Lawn, cleared the City Plan Commission on Sept 3 and goes to council next. Fifty36 at Walnut Hill, 37 detached patio homes on a former church site near Marsh Ln, reportedly won council approval Sept 23 (press-sourced, not yet verified on Legistar). And the Prairie Creek multifamily rezoning returns to CPC on Oct 22. Construction start: not stated for any of these.

Fort Worth

Meadowbrook, a 50.9-acre single-family subdivision from Forestar on Meadowbrook Dr North on the eastside, goes to the council's evening zoning hearing Oct 13. Beaten Path Development's 45-acre Nance Ranch single-family project in far north Fort Worth was slated for a Sept 15 council vote, but the outcome couldn't be verified in official sources. Also on the books: the 184-acre Standridge mixed-use development at Farmer Rd and I-20, which could hold up to 2,000 multifamily units and got a ZC recommendation back in May.

Frisco

Four Corners — a 104-acre rezoning at FM 423 & US 380 — was adopted by council on Sept 1 (Ordinance 2026-09-52). Hall Park Phase D, with 214 urban-living units plus a restaurant at Gaylord Pkwy & Warren Pkwy, is working through P&Z. Artistry at Edgestone, a 152-unit senior living community off Legacy Dr, is moving through the plat process.

Plano

Lavon Farms, the ~1,648-home community (626 single-family + 1,052 multifamily) with a micro farm/ranch hub on Jupiter Rd north of Parker Rd, is the big one — phase 1 is expected before end of 2026 (per media). Rosewood's 160-acre urban mixed-use expansion at Plano Pkwy & Custer Rd, including a 25-story tower, got a 6-1 P&Z recommendation in March. The former EDS campus (Texas Research Quarter) could bring up to 775 mid-rise multifamily units alongside R&D uses.

McKinney

Baxter Well, 540 market-rate apartments on Baxter Well Rd west of FM 1461 in northwest McKinney, was approved by council 4-2 on Sept 1. The Torrington Terry Phase 2 apartments went through council consent on Sept 15 as a housing-finance-corporation partnership. Two townhome rezonings (Custer Rd; W Erwin Ave/Coleman St near downtown) were heard by P&Z on Sept 22 — outcomes not yet available.

Prosper

Bella Prosper — 88 townhomes on 60 acres off First St east of Legacy Dr — was approved 6-0 in June. Brookhollow's 116-townhome final plat and the 24-lot Anvita addition were on the Sept 1 P&Z agenda, with outcomes still pending. As backdrop, 633 lots across Creekside, Legacy Gardens 3 & 4, and Mirabella Phase 1 are shovel-ready or under construction.

Celina

Robinson, a roughly 528-acre master-planned community east of Celina Pkwy, and the 40-acre Mesa Verde single-family subdivision both had annexation and PD zoning acted on by council on Aug 11. On the financing side, the city advanced PID assessments for Celina 241, Creekbend, and Ariana — a tell that more new communities are in the pipeline.

Arlington

The city's development agreement with Trammell Crow Company for downtown — 390+ market-rate units plus office, restaurant/retail, and a 600-space garage near Abram & Mesquite Sts, with at least $123M in private investment — was approved around Sept 3. Campbell Place, 78 units of 100%-affordable garden apartments on the US 287 frontage in southwest Arlington, got an 8-1 P&Z recommendation in April; the final council vote isn't confirmed. The city's new SB 840 tracker shows one by-right apartment project approved (6001 US Hwy 287) and two under review.
